Things to Fix Before Selling Your House

When preparing to sell your house, it’s important to present it in good condition with as few maintenance issues as possible. With the investment needed to buy a house, potential buyers will be looking for a property that comes without added expense or other concerns for them later down the line.

To save you the time and disappointment of an unsuccessful listing, make sure your home is in good repair before you put it on the market. In this article, we have highlighted some important areas to consider when selling your property.

Walls and Ceilings

Repair any damaged areas on your walls such as nail holes, furniture scuff marks, cracks or water damage before opening your doors to the viewing public. Once any damage has been corrected apply a fresh coat or paint to enliven your ceilings and walls helping your interior look its best.

If your home was built before 1978, it may contain lead-based paint. It is advisable to hire a certified lead abatement specialist to encapsulate the lead-based paint in a special coating designed to seal the paint to the surface, preventing the release of any dust or toxic particles.

Roofing

The importance of a well-maintained roof cannot be understated. This structure is integral to the value of your property and serves as a barrier to shelter you and your family from the elements.

Most roofs typically have a lifespan of 30 years, but this can vary depending on the material used and the environment. Inspect your roof for any visible signs of damage paying particular attention to the following:

·         Leaks and Holes: This is one of the biggest indicators that your roof needs repair. Look for any signs of leaking water on your walls and ceiling which can cause damage to drywall leading to mold and musty odors throughout your house. The appearance of sunlight through your attic can also indicate a hole in your roof as well as insulation damage and moisture in your attic.

·         Damaged Shingles: Broken or missing shingles, often as a result of adverse weather conditions, also indicate the need for roof repair. Curling or buckling shingles can let water into the felt underlay causing it to wrinkle, while loose or broken asphalt shingles can cause moisture to become trapped underneath them resulting in fungus, moss and algae growth. Thoroughly inspect your roof for any of these problems or hire a specialist.

·         Moss: The sign or moss on your roof indicates that it is not draining adequately and may have leaks. The presence of moss can also cause the wood beams in your roof to rot, compromising their integrity. This should be addressed immediately.

Drainage and Plumbing

Make sure all of the water features in your home are working as they should do and are free of leaks, and blockages. All faucets should be in good working order with the hot and cold temperatures clearly marked and operational. Check all shower, bath and sink drains are flowing freely and there is a full swirl as the water drains. If you notice any leaks or water-related issues call for a plumber.
